Rent Solutions Inc. provides Landlord and Tenant Board (LTB) support for Ontario landlords through a licensed paralegal. We help with notices such as the N4 and N12, applications, evidence and hearing preparation. A 60-minute legal consultation is $150 CAD.
When landlords usually need help
- Rent is unpaid and you need to serve an N4 correctly.
- You plan to move in or have a family member move in and need an N12.
- A notice was rejected, or you are unsure the dates, form or service are right.
- You have received an LTB hearing date and need to prepare evidence.
- A tenant has filed an application against you.
What we can help with
- Checking the right form, dates and method of service before you serve a notice
- Preparing and filing LTB applications
- Organizing evidence: rent ledgers, proof of service, tenancy agreements and communications
- Preparing you for the hearing and, where permitted by our licence, representing you at the LTB
How it works

Frequently asked questions
Is a licensed paralegal the same as a lawyer?
No. A licensed paralegal provides legal services in the areas permitted by the Law Society of Ontario, which include representing parties before the Landlord and Tenant Board.
Do I need to hire you to serve an N4 or N12?
No. But mistakes in the form, dates or service are a common reason for notices to fail. A consultation can help you check before you serve.
Does this apply outside Ontario?
No. This service covers Ontario landlord and tenant law only.
Can you guarantee the outcome?
No. The LTB decides each case. We help you prepare and present it properly.
